Energy Performance Certificates (EPC’s) are a mandatory part of Home Information Packs which are a legal requirement for all residential properties being marketed - and are also mandatory for all residential Rental properties as from 1st October 2008.
The EPC is a direct result of the Government’s adoption of the EU Climate Change Directive - which requires all member states to achieve significant reductions in Greenhouse Gas emissions.
Each EPC is lodged on a central, Government regulated, database of residential properties and will provide practical information to interested parties as to how a particular property can be made more energy efficient and to give prospective Purchasers or Tenants an idea of the running costs of the property in question.
